We agree the listing terms and complete the identity verification now required under AML/CTF rules for all property transactions (effective 1 July 2026). It's a quick & easy, standard step and we'll guide you through exactly what's needed at that time.
Photography & marketing campaign
From professional photography, floorplans, aerial shots and a tailored full marketing campaign across REA and social media, built around your property. There's no upfront cost for this — your marketing spend is simply paid at settlement, no out of pocket upfront fees.
Open homes & private inspections
We manage every enquiry, open home and private inspection — and I contact you every day throughout this stage to keep you updated on interest and feedback.

A note on marketing costs: your 1.25% + GST commission covers Shannon's service — it doesn't include the cost of your marketing campaign (photography, online advertising, signboards etc.), which is a separate, seller-funded cost as is standard across the industry. There's no upfront payment required, so you're never out of pocket — your marketing spend is simply paid at settlement, once your property has sold.
